Ghana has two types of land ownership system, Customary and Public land with the former owned by stools, skins, families or clan usually held in trust by the chief, head of family, clan, or land priests for the benefit of members of that group. Public lands are lands that are vested in the president for public use. Customary tenure is the main form of land tenure. It is estimated that 80 percent of the land is governed by traditional rulers. Customary lands are registered under the 1986 Land Title Registration Law and most often under leasehold, which means the land is lease to the buyer after certain number of years. The land ownership system is plague with all certain aspects of mistrust because of the unavailability of information of land i.e., who owners the land, is the land registered as customary or public, what is the history of the land, the coordinates of the land etc. He proposed system will tackle, land registration, which will include total land size owned, coordinates of the land, it will also allow the splitting down of lands which is equal or more than an acre to be divided into plots of 100 x 70ft. and 50 x 35ft if the owners decide to split a full plot into half. This is will also help new owners to verify the land and will insist that as part of owning the land the owners will have to register them as the new owner in the National Land and inventory system, As prove of goodwill in the sale of the land. There will be verification done on who should have access to the system, and how many times a varied land can be updated with a new owner – this process will be done with the help of the lands commission of Ghana. The system is very important for customary registered land owners and National Lands Commission to keep track of records of all lands in each and every district municipal and national as a whole. 1.
