23722 CMS Install

We require a Content Management System install that has an HTML WYSIWYG editor for the parts of the page we need to change. We expect to have several templates for each of the parts of the homepage and the ability to add links and pages through the HTML Editor. Footer, Header, Main, Nav, Left Column. We are after a simple solution that can achieve the above tasks. We are hoping to purchase software you have already made or know of and just install it. The budget is for one site install. We already have the following on our server: Drupal, Geeklog, Joomla, SiteFrame, phpNuke, phpWebsite, PostNuke, Typo3, Xoops AND phpWCMS. But we are looking for a simpler solution that achieves the above tasks and we would rather pay YOU if you have done such work than have a lesser FREE solution that we also have the option of taking.
