Full Site Design(Professional)

We are a gaming portal looking for a huge portal made for multiple games. The other games will have different sites, but the portal site will link to the other ones, and etc. We require the design to be fully custom, the overall theme will be a pirate. I will make a sketch of how I would like the template to look, it will have multiple pages including sub-pages for account changes, buying gaming points, and etc. I would also like this all to be converted into static xhtml/css table-less. So that once its finished it can be directly handed to our web developers, if your interested post, I will disclose more information about the project.
