We have a 1.4 acre parcel of waterfront land with 0.4 acres now a vacant lot. We have a 27,000 foot building on the 1.0 acres on the river.
On the river frontage is a 27,000 foot preexisting building. 8100' is Class A water front offices. The front of the building is also a 5700' office space. 10,000' of the existing building is a vacant warehouse of which 7500', or 50' by 150' can be turned into condos. Each condo would be 24' by 25' by 20' (high). We want to invite plans to turn the warehouse into condos. The condos would be two stories high and use the existing building shell. The warehouse at this time has 16' ceilings but the roof goes up to 20' on the outside edge of the frame and 24' in the middle. Roof is raised in the middle at this time but should be flat. An outside grill and dining area could either be common to all 12 tenants, or have separate roof areas for grill, and bar area and perhaps hot tub. Condos should have maximum window area to see the river. Features should highlight sunrise and sunset over the river and beautiful colors reflecting off the water and sky for condos on north and west side. We envision working with the winner on revisions of this initial plan once we have feedback from the City planning commission so we are looking for preliminary design work only.
