Seattle Residential Remodel - Structural Engineering

Seeking the assistance of a Structural Engineer to complete structural design and permit drawings for a residential remodel and basement conversion in Seattle. PE preferred. Experience with Seattle Residential Code or other Earthquake-prone areas preferred. Key Details: >1120sqf existing house constructed in 1918 >Existing poured concrete wall, exhibiting some settlement >The original basement was 2/3 basement, 1/3 crawlspace. The crawlspace has been dug out but the existing foundation retained. We will demolish this 1/3 of the foundation and start again. >House will be lifted 14" >Some modification to main (external opening less than 5', internal wall modifications, some may be load bearing) Structural Scope: >Assess soil requirements. Design new foundation for original crawlspace foundation (which will be demolished and replaced). >Assess existing foundation & stem wall. We would like to retain this foundation and tie-in the new foundation if possible. Detail any repair / remediation or replacement required >Provide calculations for the replacement of the center beam, particularly the proposed 19’ span. >Provide necessary framing plans and details to support permit application and construction. >Anything else I have inadvertently missed that will be required to obtain city approval of the Structural drawings. >Attachment "A1" shows a markup of the existing condition highlighting the changes to the foundation wall in clouds >Attachment “Option B” – shows the proposed floorplans. Everything in color is new wall. Key information: >Fixed price preferred - to include any permit revisions required by the city. >US applicants only >I can provide photos, videos and answer any questions you may have. >If Geotech is required, you will assist in preparing details to engage a suitable consultant. >Our architect is working in AutoCAD. Timeline: >Architectural schematic design is complete. Permit level architectural drawings are expected within the week. >We would like to engage our structural engineer immediately. Near-term availability will be beneficial.
