I need a fresh, MODERN FARMHOUSE design for a rectangular outdoor sign for a refurbished 1960's apt complex. The sign is 6 feet wide by 45.25 inches high. There is a separate, smaller sign below for the telephone number that is 6 feet wide and 12 inches high. The colors to use are black and white. The following info is needed on the sign:

See photo for inspiration. I like what's in the photo but feel like it needs some tweaking... better fonts and design. We LOVE the font in the image that has the number -1901-!!!
The sign will have a black border but try another thin line on the inside like the 1906 image.
