We are about to apply for a loan and are currently on the process of finding an idea on how to design our house. As part of the loan approval, we need to submit a floor plan to the lender and only after will they accept our application and hopefully approve the release of the loan. We don't have an idea as to how much we will be needing since we don't have a floor plan and any design.

We need ideas, on how we can design the projected house.

The chosen winner will be the most inovative, useful and Least expensive to implement, while keeping in mind all of the criterion listed below.

To be able to save on money, we decided that we will be using Standard sizing Container vans as our structure, we have the option of using “40 footer” (12.18 meters) and “20 footer” (6.09 meters) container vans. As for the height, there are two available container vans, High Cube 9ft 6 inches, or 2.90 meters or the standard height of 8ft 6 inches or 2.59 meters. The High Cube container are only available for the “40 footer” variants. There are no HIGH CUBE available for the 20 Footer Container vans in our area. The external width of all variants of container vans are all the same size 8ft or 2.44 meters.

It will be up to YOU as to how many vans and what sizes you will use as long as you follow the other guidelines given.

I will include the LOT plan with the indicated measurements from point to point so that you will be able to verify as to where you will place your design.

The Property is situated on a CORNER lot, and the two roads are indicated on the LOT plan.

The City has given us the following limits as to easements on the property:
a) Fronting the Street: structures should have a minimum of 3 meter distance from property line
b) Beside Neighbors: Structures should have a minimum of 2 meters distance from property line
c) Building Foot print should not exceed 50% of property size. So If your design will exceed 320square meters, you can go 2nd floor up to 3rd floor to lessen foot print.
d) Minimum floor area is 150 square meters
e) Structure Height should have a maximum of 9.5 meters from ground level

We Need 4 Bedrooms with its own Toilet and bath, Big Living room (with Piano), Guest bathroom in living room area, Dining room for at least 8 people, Kitchen, DEN (TV ROOM). Parking Garage can be incorporated with the design.

The Location of the property is in a mountainous area, filled with trees and shade.

LOT PLAN is attached with indicated dimensions of the Property

It will be up to you, the designer, as to how you will design the house.

Please indicate on the plans the dimensions (METERS) so we can easily verify it.
